A massive master-planned community in Flower Mound is poised to reshape a swath of Denton County, with thousands of homes, half a million square feet of retail and potentially an H-E-B.
Furst Ranch is planned for 2,300 acres on the western edge of the Metroplex, the Dallas Business Journal reported. Infrastructure work on the land, assembled over decades by investor Jack Furst, will begin next year with a projected cost of nearly $29 million, according to a recent state filing.
The team behind the project includes developers Starwood Land, Lincoln Property Company and Ramrock Real Estate. Starwood is already involved through a separate $800 million land deal with Hines across Texas, which included parcels in the ranch.
The plans call for 1,400 homes, 500,000 square feet of commercial space and a 140-acre retail portion. A medical district, schools and roughly 450 acres of green space and parks are also in the mix.
H-E-B hasn’t confirmed a store at Furst Ranch, but a representative told the outlet the grocer purchased land within the community last month. Site plans submitted earlier this year indicated a proposal for a 110,000-square-foot store with 733 parking spaces near FM 1171 and U.S. 377.
Model homes could begin construction next year, with larger-scale development kicking off in 2027. Furst expects the first half of the community to be built out by 2030.
The development adds to a wave of major master-planned communities in North Texas as developers push farther west in search of open land, and demand for suburban housing is high.
“When I bought it, I bought it to ranch it,” Furst said. He acquired the first 55 acres over 25 years ago.
Other notable master-planned communities in North Texas include Walsh Ranch in Fort Worth, which spans 7,500 acres and is projected to have up to 18,000 homes. Additionally, Centurion American is developing several large-scale projects, including Platinum Ranch in Gunter, which will feature over 4,200 homes.
