Dallas Industrial Real Estate Veterans Launch Eider Creek

The latest player moves in North Texas real estate include a new industrial firm that pools over 60 years of experience between three Dallas executives.

Real estate veterans Randy Baird, Ben Doherty and Brice Hafner launched real estate firm Eider Creek last week. The firm’s development arm focuses on industrial property in Texas, primarily in Dallas-Fort Worth and Houston, and the investment arm of the firm has industrial assets around the country.

The platform follows development firm Eider Creek Capital, a venture Doherty launched in 2020. Prior to these enterprises, Doherty spent 22 years at Crow Holdings, where he helped lead the company’s investment team and grow its industrial and self-storage platforms. Doherty leads investment strategy, governance and capital formation at Eider Creek.

Hafner also comes from Crow Holdings, where he spent 12 years overseeing development, acquisitions and asset management. Between 2017 and 2018, Hafner was a partner at Panattoni Development Company. He oversees development and asset management.

Baird has 30 years of cumulative experience at Cushman & Wakefield, HFF and, most recently, CBRE, where he served as vice chair. At Eider Creek, Baird oversees portfolio planning, valuations and institutional capital.

Here’s what else is shaking in Texas real estate.

Commercial real estate broker Cynthia Cowen joined Florida-based Foundry Commercial as senior vice president of the firm’s Mission Property Group, a division that exclusively focuses on religious, educational and other mission-driven nonprofits. Cowen spent 15 years on a Cousins Properties team that was acquired by Cushman & Wakefield, where she continued to work for over seven years. She left Cushman in May. Commercial broker Mac Morse was awarded SIOR office designation from the Society of Industrial and Office Realtors recently, a formal recognition of a broker’s experience, education and ethical reputation. Morse was previously recognized as a “power broker” by D CEO from 2021 to 2023. Morse, a Metroplex native, has spent the entirety of his career at Citadel Partners. He’s been a partner at the company since October.
