Long Awaited Dallas Preston Center Project Sets Start Date

After years of anticipation, one of the most prominent redevelopment sites in Dallas’ Preston Center is ready to move dirt.

Ramrock Real Estate, in partnership with Lincoln Property Company, HKS and Willow Bridge Property Management, expect construction of the long-planned project to begin in March, with completion slated for 2028, the Dallas Morning News reported.

The 2.5-acre site at 8300 Douglas Avenue and the intersection of Luther Lane will be transformed into a high-end mixed-use complex with a 12-story, 300,000-square-foot office tower and a 17-story residential high-rise featuring 147 luxury apartments.

The project will also include 24,000 square feet of ground-floor retail and dining, plus a 35,000-square-foot rooftop park designed to draw foot traffic and activate the public realm. Tenants on the northern half of the block — including CVS, Target and John Reed Fitness — will remain in place.

HKS is leading design architecture, with interiors by Michael Hsu Office of Architecture for the office component and SJL Design for the residential portion. OJB Landscape Architecture is designing the outdoor spaces. Ramrock is the project owner and sponsor, while Lincoln will develop and oversee office leasing and property management. Willow Bridge will manage the apartments.

HKS executive Mark Buskuhl told the outlet that Preston Center is a Dallas landmark, and the firm is looking forward to aid in reimagining it as a dynamic public realm.

Each floor in the office tower will span roughly 29,000 square feet and feature 11 balconies and two landscaped penthouse terraces. Planned amenities include a full-service health club, wine room, conference facilities and catering kitchen — features Lincoln said will be tailored to tenants demanding “Class AA” space that rivals a luxury hotel.

Hudson Dozier, vice president at Lincoln Property, told the outlet that market response to 8300 Douglas has been “extraordinary,” with more proposals than space available.

“This project sits at the epicenter of Dallas’s most affluent residential neighborhoods — Preston Hollow and the Park Cities,” Dozier said. “For professional firms, having a new, vibrant workplace in this precise location is a competitive advantage that simply can’t be replicated elsewhere in the city.”
