One of Texas’ priciest homes found a buyer, landing a $30.5 million sale in one of Dallas’ most exclusive neighborhoods.
The nearly 13,000-square-foot mansion at 6601 Hunters Glen Road in Volk Estates sold after less than two months on the market, the Dallas Morning News reported. Alex Perry of Allie Beth Allman & Associates handled the listing. The estate had been listed at $35 million, and traded for about 13 percent less than its asking price. That asking price had briefly earned it the title of the most expensive home publicly marketed in Texas.
The three-story mansion hit the market on Oct. 31 and quickly became one of Dallas’ highest-profile luxury listings. The property penciled out to roughly $2,346 per square foot, placing it among the most expensive homes ever listed in the city. Even at the final sale price, the deal ranks near the top of recent Park Cities trades.
Built in 1927, the mansion sits on nearly 2 acres — a rare spread even in Volk Estates, an enclave known for estate-sized lots and old guard wealth. The home includes five bedrooms, six full bathrooms and three half-bathrooms, with recent updates led by Dallas-based Sebastian Construction Group. The renovation was geared to modernize the interiors, while preserving the home’s historic architecture.
The grounds aim to mimic a private resort. Amenities include layered gardens and courtyards, a resurfaced and retiled pool, a full tennis court, a putting green and multiple reworked patios anchored by a two-story cabana. A private gym was also completely overhauled, bringing the compound in line with current ultra-luxury expectations.
The property was previously owned by a trust headed by Joshua Pack, co-CEO of Dallas-based Fortress Investment Group, who died in September at age 51. The buyer was a local family, Perry said, declining to identify them.
Volk Estates properties rarely trade, and when they do, they tend to set benchmarks for the region’s luxury market. Dallas Central Appraisal District records show annual property taxes for the mansion are north of $252,000.
