Younger’s “Artisan Circle” Adds Former Fred’s Texas Cafe Site

Younger Partners is making “Artisan Circle” happen. 

Two months after rebranding the former Crockett Row in Fort Worth, Younger Partners added a key parcel to its holdings in the nearly 300,000-square-foot swath of the city’s Cultural District on the near west side. 

The Dallas-based developer purchased the former site of Fred’s Texas Cafe, at 915 Currie Street. The acquisition spans 6,500 square feet and is zoned for high-density mixed use. The price was not disclosed, but the property was valued at $540,500 last year, according to appraisal district records.  

Fred’s Texas Cafe closed at the end of 2021 after 43 years. It reopened at 7101 Camp Bowie West Boulevard the following year. The burger dive has a second location at 2730 Western Center. 

Younger didn’t offer specific redevelopment plans for the Currie Street site.

Younger acquired the mixed-use development now known as Artisan Circle in August 2022. The rebranding relates to the area’s proximity to the Modern Art Museum of Fort Worth and the Kimbell Art Museum.  

Younger signed tenants to the development, including restaurants Terra Mediterranean and La Cabrona, as well as Rose Couture Nail Bar. 

The redevelopment of Artisan Circle isn’t the only recent investment into the growing area.

Omaha, Nebraska-based Goldenrod Companies is building the Van Zandt, a $145 million mixed-use project on West Seventh Street. The Van Zandt will include 95,000 square feet of Class A office space, 10,000 square feet of retail and 226 multifamily units. 

Goldenrod is also developing One University, a $255 million mixed-use project on University Drive. One University will feature 100,000 square feet of Class A office space, 10,000 square feet of retail, 240 multifamily units and a 175-room hotel. 

In addition, the area is now home to two luxury hotels. Bowie House, an Auberge Resorts Collection property. The Crescent Hotel, a project by John Goff’s Crescent Real Estate, opened on Camp Bowie Boulevard late last year.
