A planned mixed-use development in Fort Worth is moving forward following City Council’s approval of a crucial zoning change.
The council voted to rezone nearly 57 acres along State Highway 360 from agricultural use to high-density mixed-use, a key step in advancing the $2 billion River Central development, the Dallas Morning News reported.
The River Central project, which spans more than 400 acres at the border of Fort Worth and Grand Prairie, will feature a wide range of residential, retail and commercial spaces.
The planned site is slated to include 3,680 luxury apartments, 530 townhomes, 100 condominiums, 630,000 square feet of retail and entertainment space, 600,000 square feet of office space, 710 hotel rooms, and 50 acres of open space. The development is designed to be a transit-oriented community, with proximity to the CentrePort rail station.
David Hasenzahl, the principal at Hasen Design Build & Development and the project’s managing partner, called the development a “true destination,” with a focus on creating a vibrant center for both residents and visitors.
“It’s right in the center of the Metroplex, and it creates an opportunity for high density that we’re really excited about,” Hasenzahl said.
The project is still in its early stages, with floodplain reclamation expected to begin in the next 12 to 18 months. The entire development is expected to take 10 to 15 years to complete. Gensler is the architecture firm behind the design.
This would be one of the biggest developments on the outskirts of Fort Worth. Walsh Ranch, a 7,200-acre master-planned community on the western edge of town, is also gaining traction. The University of Texas at Arlington is planning a campus in Walsh Ranch, set to open in 2028.
