Industrial powerhouse Holt Lunsford starts massive Fort Worth development

Dallas firm bought land three years ago and secured financing from Comerica

Holt Lunsford Commercial kicked off one of the biggest industrial developments in south Fort Worth after five years in the making.

The Dallas-based developer started construction this week on Carter Crossing, a speculative logistics park spanning more than 1 million square feet across 83 acres at 6901 Wichita Street, the Dallas Business Journal reported

The project will feature three buildings — one about 705,000 square feet, and two smaller facilities measuring 163,000 and 143,000 square feet — with completion slated for August 2026. 

The firm purchased the land from Garrett Family Partnership in 2022, and Comerica Bank is financing construction.

“South Fort Worth’s industrial market is incredibly dynamic right now,” Matt Carthey, partner and managing principal of Holt Lunsford’s local office, told the outlet. “You’ve got a Class A industrial environment around us, but zero impediments to get you to I-20. That’s going to be a huge play for us.” 

Nearby tenants include Continental Tire and Conagra Brands, both of which have expanded their logistics presence in the area in recent years. While leasing has cooled slightly — the south Fort Worth submarket recorded 376,000 square feet of net absorption in the third quarter, down from roughly 530,000 square feet a year ago. 

Demand has nearly eclipsed 2024 totals so far this year and could absorb up to 90 percent of current inventory, driving vacancy below 9 percent. 

The firm also developed the 450,000-square-foot Everman Trade Center nearby, another recent success in the corridor.

Hutton Lunsford, the firm’s chief investment officer, said Carter Crossing fits into a broader statewide growth strategy, noting Holt Lunsford now has projects underway across Dallas-Fort Worth, Austin and Houston, with nearly $1 billion in development activity in the DFW region alone.

The company is also building north of Fort Worth, where it recently completed 451,900 square feet of industrial space across three buildings. One has already been leased to Relogistics Services, a Houston-based third-party logistics firm that supplies pallets to retailers including Walmart.
