The unending rows of identical single-family homes sprawling across rural Texas have become hot commodities.
Texas was the standout leader in a recent report on the 50 top-selling master-planned communities in the country for the first half of 2022. Twenty of them were in the Lone Star State, which accounted for 34 percent of all sales on the list, according to RCLCO Real Estate Consulting.
Four communities in North Texas made the top 50, while the Houston area had 13 master-planned communities in the top 50 — more than any other metro area. The Houston area also topped the rankings for total sales, with 3,430, or about 20 percent of all master-planned community home sales, the Dallas Business Journal reported.
Arlington-based D.R. Horton’s Silverado was named the top seller of homes in Texas for the first half of the year and third-highest in the nation. Silverado is built in a rural town just north of Providence Village in Denton County. In 2022 so far, it had 599 home sales — a 200 percent increase from the 200 homes it sold in the first half of 2021.
Though behind two Florida developments in the overall 2022 sales ranking, Silverado’s year-over-year increase was far ahead of every other master-planned community on RCLCO’s list. It’s especially impressive considering overall sales in the ranked communities fell 18 percent so far in 2022 compared to the first six months of 2021.
D.R. Horton had five other communities make the list, including No. 32 Magnolia Ranch, also in rural North Texas. The Arlington-based developer also nabbed the No. 15 spot with its Valley Ranch community in San Antonio. Like Silverado, the development had one of the highest year-over-year sales increases with 56 percent. To the West, D.R. Horton’s Houston area communities, Tamarron, Fosters Ridge and Caldwell Ranch, placed 33rd, 34th and 46th, respectively.
Also making the top ten was Mission Ridge in El Paso and Sunterra in the Houston suburb of Katy. Hunt Communities’ Mission Ridge landed the No. 6 spot with 504 sales so far in 2022 and an 8 percent year-over-year increase. Sunterra, built by Land Tejas/Starwood Land, ranked eighth with 450 homes sold in the first half of 2022. Land Tejas/Starwood Land’s Marvida, also in the Houston area, tied for 20th with a community in Utah.
