East Texas realtors are feeling the market shift after the pandemic drove their local markets to new heights last year.
There are reportedly more homes in East Texas on the market right now than any other time since 2020, according to KETK. Now the region’s realtors are competing for buyers rather than the other way around.
“I guess you could say a shift in the market has happened,” says Macie Arrington, a Keller Williams Major Team Realtor. “We’ve seen quite a bit of price decreases over the last month or so and a few more houses on the market.”
Arrington told KETK that the shift is a “totally new ball game” for her. She said she made 20 sales during her first year in the industry and is among the many East Texas realtors who have only known a hot market.
“I don’t know if we’ll ever see another real estate market like the one we’ve had–it was such a strong seller’s market that it’s becoming,” said John Wampler, chairman and realtor of Greater Tyler Association of Realtors. “For the last two years, we’ve heard buyers complain over and over ‘I want a house! I want a house!’ I’m going $20,000 over the asking price and I cannot obtain a house. So now, we are having more houses hit the market.”
The average number of days for houses staying on the market in East Texas is 69— the highest it’s been in two years.
