MLB Capital starts conversion at Houston Farmers Market

The 1.5-acre former warehouse is 100 percent leased with retail, hospitality tenants

MLB Capital Partners started construction on a Houston Farmers Market revitalization project.

The Houston-based company is converting the former warehouse at the corner of Witte Road and Westview Road in Houston’s Spring Branch neighborhood. The financial terms were not disclosed.

The project will repurpose the 1.5-acre site at 1222 Witte Road into a neighborhood dining and entertainment hub, which is already 100 percent leased, according to a media release.

Tenants include three restaurants — Underbelly Hospitality’s Wild Oats and Underbelly Burger, as well as the Decoy, a bar with volleyball courts, from the owners of Wakefield Crowbar.

Wild Oats will occupy about 4,500 square feet at the north-facing entrance of Witte Road, while Underbelly Burger will occupy an adjacent space, clocking in at 1,300 square feet. The Decoy, a host of private parties and events, will operate from a 2,500-square-foot space on the southside of the property that will overlook three sand volleyball courts as well as a covered patio adjacent to greenspace.

“We saw potential early on to reinvigorate this site as a community lifestyle destination in the fast-growing Memorial area,” said Jeff Lindenberger, partner at MLB Capital.

MLB Capital purchased the farmers market in 2017 and launched the revitalization project to bolster the city’s economic development and transform it into a retail and entertainment center, which it is slowly becoming.
