CBRE signs 83K sf of office leases in Houston suburb

The deals bring in six new tenants to high-end complex amid flight-to-quality trend

A corporate hub outside of Houston secured leases for nearly 83,000 square feet.

CBRE helped put together six office leases for the Wildwood Corporate Centre I & II, a pair of Class A office buildings at 460 Wildwood Forest Drive in the suburb of Spring. Sitting on more than 11 acres and spanning 334,000 square feet collectively, the buildings are now 100 percent leased. The lease terms were not disclosed.

Houston-based Strike Construction leased 43,200 square feet; Dallas-based FCC Environmental Services leased 43,200 square feet; and Maryland-based Daily Grace Enterprises took 6,200 feet in Corporate Centre I.

Houston-based Mears Group leased 7,800 square feet; Fort Worth-based LJA Engineering leased 3,300 feet; and New York-based USI Insurance Services leased 3,104 feet in Corporate Center II.

A flight-to-quality trend has elevated the Houston office market in the past year, as companies are seeking new, higher-end offices outside of central business districts. It’s why sublease space in Houston is so cheap right now, and why cities like Dallas are seeing investment in neighborhoods like Uptown.

“Despite some headwinds in the office market today, leasing momentum has been strong at Wildwood Corporate Centre,” said Steve Rocher of CBRE in Houston, who helped secure the leases and represented the ownership, GeoSouthern Budde Rd. LLC.
