Houston billionaire Tilman Fertitta is laying the groundwork for a major expansion to the River Oaks District.
Having acquired the prestigious mixed-use property in March, the Houston Rockets owner and CEO OF Landry’s restaurants is planning an expansion, the Houston Business Journal reported.
The 663,400-square-foot River Oaks District features over 300,000 square feet of luxury retail, 67,000 square feet of office space and nearly 280 upscale apartments.
Fertitta’s recently acquired 4.3-acre tract at 4702 Westheimer Road is expected to play a pivotal role in River Oaks District 2.0, potentially offering outdoor gathering spaces and boutique-style retail.
He is “not necessarily going to try to cram something down on every square foot,” Fertitta said.
Instead, he plans to focus on creating more open spaces, which could serve as gathering areas or showcase additional luxury amenities. Since acquiring River Oaks District, Fertitta has already introduced high-profile tenants, including Azumi, a Japanese fine dining restaurant, and upscale retailers like L’Agence and Hästens.
The property’s location and brand portfolio make it a magnet for luxury shoppers, and Fertitta’s plans aim to solidify its status as Houston’s premier retail destination.
Fertitta’s real estate holdings in Houston represent a carefully curated collection of trophy assets. They also include The Post Oak development, which is anchored by Texas’ only Forbes Double Five-Star Hotel and Spa.
The hospitality and gaming tycoon also acquired a nine-story office building at 777 Post Oak Boulevard in April, which is being remodeled to enhance its connectivity to the rest of the property.
Fertitta’s ambitions extend to his other properties. The Hard Rock Hotel & Casino Lake Tahoe is undergoing an extensive remodel to become a Golden Nugget. Completion of the project is expected by the end of the year.
