Dallas-based gym EōS Fitness is flexing its muscles in Texas, this time replacing LA Fitness at a Houston shopping center.
EōS inked a deal to lease 45,000 square feet at West 8 Crossing, a shopping center located at 9244 W. Sam Houston Parkway North, the gym said in a release. The location is expected to open in 2026.
The shopping center is owned by NewQuest.
EōS will join fellow tenants Chick-fil-A, Smoothie King, Whataburger, Salata and Bank of America at the retail center.
The property is located in northwest Houston, at the parkway’s retail-dense intersection with West Road. The parkway sees an average 185,000 vehicles per day, and there are more than 92,000 people living within a three-mile radius of the center.
A lack of emphasis on retail construction since the Great Recession has made retail centers a hot asset class for investors looking to park their cash somewhere safe.
Rents for Houston retail have been on a roll and were still on the rise midway through this year. The average asking rent rose to $20.80 per square foot in Houston’s retail market, an increase from $20.36 from the previous quarter and $20.02 the year before, according to a recent report from Partners.
Meanwhile, the gym brand is rapidly spreading throughout the Sunbelt and West with locations in Texas, Florida, Arizona, Nevada, California and Utah. It has plans to expand into Georgia and intends to operate 250 gyms around the country by 2030.

There are 11 locations in Dallas-Fort Worth and Houston, including a “Lux” gym in Houston. The gym has planned an additional 21 gyms for the Lone Star State, according to its website.
The company has been open for 10 years and moved its headquarters from Phoenix to Dallas in 2022. A basic membership at EōS costs $9.99, making the gym a rival to low-cost fitness brand Planet Fitness.
