Radom, MetroNational to turn old warehouse into mixed-use hub

Memorial City project, called Greenside, to deliver 15 small retail spaces

What was once a warehouse in Memorial City will soon become a mixed-use space with offices, retail and restaurants. 

Radom Capital and MetroNational plan to transform the 35,000-square-foot warehouse at 1085 Gessner Road into a mixed-use hub called Greenside, the Houston Chronicle reported. The cost hasn’t been disclosed.

The project marks the first collaboration between the two Houston-based developers. Radom Capital was founded 10 years ago and is known for projects like M-K-T Heights. MetroNational, the developer behind Memorial City, was founded in 1959 and is now under the leadership of third-generation CEO Jason Johnson.

The developers have enlisted Michael Hsu Office of Architecture to design the project.

The development will feature a 1-acre park with a jogging trail and pedestrian paths that connect to nearby retail. 

Fifteen small retail spaces will be available for lease, with a focus on first-to-market tenants, including wellness, beauty and service-oriented businesses. Details of the office component weren’t reported. Barton Kelly of Radom Capital will oversee leasing for the development.

Construction is scheduled to start next spring, with the opening set for 2026. 

The Memorial City warehouse redevelopment is not the first adaptive reuse project in the Houston area where Radom Capital has partnered with another developer.

Earlier this year, the company, led by Managing Principal Steve Radom, joined forces with Triten Real Estate to transform the former Swift and Company building, at 621 Waverly Street. The developer is also transforming the former Tower Theatre and the three adjacent buildings along Westheimer Road. 

Those projects, slated for delivery next year, will include retail, restaurants and office space.
