Developers Market Square Companies and Tenon Property Company are planning to redevelop the former Schlumberger office campus in West Houston into a mixed-use space. 

The project, spanning nearly 13 acres at the northeast corner of Dairy Ashford and Briar Forest Drive, will include up to 90,000 square feet of retail and restaurant space, along with a 350-unit apartment complex to be built at a later stage, the Houston Chronicle reported. The site’s addresses include 1325 South Dairy Ashford Road, public records show.

The development, dubbed Ashford Yard, will feature five low-rise buildings for retail, service-oriented businesses, fitness centers, dining options and entertainment venues. 

The project will also feature a large outdoor space known as “The Yard,” which will serve as a venue for live music, yoga and community activities. The first phase of the development is set to begin with demolition of the existing office buildings. The retail spaces could open by the spring of 2026.

Energy services giant Schlumberger exited its lease in 2022, and the campus remained largely unused, providing an opportunity for redevelopment. Market Square and Tenon Property also want to connect Ashford Yard to an adjacent development planned just to the north.

Another developer, who wasn’t identified, has that parcel under contract with plans to demolish a retail strip and replace it with apartments. 

Also in West Houston, Radom Capital has plans with MetroNational to turn an old warehouse at 1085 Gessner Road into 35,000 square feet of small-scale retail and office.

Several other redevelopments of former corporate campuses are underway in Houston, including Johnson Development’s plans for the 50-acre site at 10200 Bellaire Boulevard, formerly home to Halliburton. That project, called Park Eight Place, includes multifamily and office, with groundwork and infrastructure construction starting as soon as next month.
