An Asian-focused retail center under construction in Pearland is rapidly filling its tenant roster as developer Peter Wood races toward completion.

Pearland Asian Town, at 7407 Broadway Street, targets the suburb’s fast-growing Asian community, which makes up about 17 percent of Pearland’s nearly 130,000 residents 

The 12.7-acre site will feature two buildings spanning 126,000 square feet of retail and restaurant space, with one building slated to open in August, and the other by the end of the year, the Houston Business Journal reported.

Wood, who is developing the project with his brother, said demand has been strong, even without a listing agent. 

“I put signs on the street,” he told the outlet. “And then … a lot of people started calling me.” Nearly all spaces in the first building are already leased, and about half the second building’s slots are claimed.

Tenants lined up so far include a bakery, Korean barbecue, a sushi spot and a boba tea shop. Ye’s Asian Cuisine Buffet Eatery has registered a $1 million, 12,000-square-foot restaurant build-out, according to state filing records. Wood is also in talks with several Asian grocers for a 30,000-square-foot anchor space.

Inspired Architecture, based in Katy, is the project architect, with site development work handled by Friendswood-based Adico Consulting Engineers. Wood’s own construction company, Garbo Construction, started work on the project last September.

The Houston Asian Chamber of Commerce praised the timing of the development, calling it a “timely and meaningful opportunity” to showcase and elevate Asian culture in Pearland. Board member Sam Chang noted the project will serve as a “dynamic hub” for both Pearland and the surrounding region.

Pearland Asian Town follows the playbook of Katy Asian Town, a retail center in Fort Bend County, anchored by H-Mart and featuring a mix of restaurants and specialty shops.
