A new $160 million student housing complex is rising near Texas A&M University, an example of how developers are still pushing upscale housing near major campuses, even as enrollment growth begins to level off.
St. Louis-based Subtext broke ground on Verve College Station, a 21-story tower at 311 Stasney Street in College Station, about a block and a half from campus. The project will offer 1,193 beds across 392 units, along with more than 37,000 square feet of amenities, positioning it among the largest and most amenity heavy student housing projects in the College Station market, the Houston Business Journal reported.
The building was registered in May with the Texas Department of Licensing and Regulation with an estimated $160 million price tag, though that cost is subject to change. The building will total about 825,000 square feet according to the filing.
The development fits squarely into the wave of “elevated” student housing transforming the area around Northgate. It joins projects like the $86 million Rev Northgate and Aspire A&M, a 19-story, 873-unit building under construction nearby, as developers chase higher rents from students willing to pay for proximity and luxury.
Verve will offer floor plans ranging from studios to five-bedroom apartments, with finishes more typical of luxury multifamily projects than traditional student housing. Units are slated to include hardwood-style flooring, quartz countertops, designer lighting and tile, stainless steel appliances and 65-inch wall-mounted TVs, according to the publication. The project also includes 930 parking spaces, a notable amenity in a dense campus adjacent location.
Plans call for roughly 21,000 square feet of indoor amenity space, including a fitness center, yoga studio, sauna and meditation rooms, game lounge and an indoor-outdoor bar and kitchen. The project will also have a lobby coffee shop and mini-market.
Hoar Construction’s Houston office is serving as general contractor. ESG Architecture & Design of Minneapolis is the architect, with Houston-based Quiddity handling civil engineering. Power Design and Kilgore Multifamily are leading mechanical, electrical and plumbing work, with SK&A Structural Engineers on the structural design.
The project is expected to open in summer 2028. Verve will join Subtext’s Ever College Station, a seven-story student housing project at 401 Stasney Street now under construction and slated for completion in 2027.
Texas A&M hit a record enrollment of 72,289 students in fall of last year, up nearly 20 percent since 2016, according to the outlet. But after years of rapid growth, the university has said it will pause undergraduate enrollment expansion for several years, giving infrastructure and staffing time to catch up — even as developers continue to bet on high-end beds close to campus.
