Weston Urban’s request to rezone a slew of properties in downtown San Antonio has received preliminary approval.
The eight properties are at 526 and 610 Camaron Street; 118, 124, 126 and 204 Kingsbury Street; and 615, 639 and 617 North Flores, the San Antonio Business Journal reported. The local developer is seeking “D” zoning, which allows retail, service, office and mixed uses, with no building size or height limits and no parking requirements.
Weston Urban bought the parcels between 2015 and 2018, doing business as Camaron Development. Final approval from the city council is needed.
Weston Urban also recently bought the Soap Factory apartments, a 381-unit complex at 500 North Santa Rosa Street, located along a revitalized section of San Pedro Creek. It was purchased from Houston-based firm Barvin Group. While the purchase price remains undisclosed, the Bexar Appraisal District valued the complex at $31 million this year.
The Soap Factory, spanning three parcels on both sides of Martin Street and covering nearly nine acres, adds to Weston Urban’s west downtown portfolio, which includes the Weston Centre offices, the Milam building and several Houston Street properties.
The 23-story Frost Tower, a Weston Urban development, became downtown’s first new office building since 1989 when it was completed in 2019.
The firm is working on two downtown residential developments. One is 32 stories on North Main Avenue and East Travis Street. The other is the renovation of three historic buildings, along with the construction of a 16-story building.
In addition to the Soap Factory acquisition, Weston Urban also acquired nearly an acre at the corner of Travis and Santa Rosa streets, adjacent to the Soap Factory.
The prolific firm also gained control of an entire city block back in March with the acquisition of La Quinta hotel, at 900 Dolorosa Street near UTSA, from Cavalier Texas LP.
Just north of the Soap Factory, the developer is seeking to rezone nearly 3.5 acres of vacant land along the creek, situated between Kingsbury, Flores and Camaron streets, for multifamily development.
Weston Urban has acquired over 22 acres of property in downtown San Antonio since its formation in 2012. —Brandon Sams
