Trailbreak Partners and Scarlett Hotel Group are in the homestretch of their $158 million transformation of the former Wyndham hotel in downtown San Antonio. 

The developers have nearly completed redevelopment of the property, fronting the River Walk at 111 East Pecan Street, into a 390-room luxury hotel under the InterContinental brand, the San Antonio Business Journal reported. The hotel is set to open this summer.

Denver-based Trailbreak and Chicago-based Scarlett’s journey began in June 2021, when they acquired the shuttered Wyndham hotel, originally an office building in the 1950s. Redevelopment plans outlined a $50 million renovation expected to be completed within 18 months.

However, two years later, ownership revealed that the cost had ballooned to roughly $160 million, causing delays in the project’s timeline. 

The tower, once home to National Bancshares Corporation, underwent significant transformations over the years, including a stint as the Adam’s Mark hotel in the late 1990s and later, as Crowne Plaza.

The renovated hotel is set to offer an array of amenities, including 18,000 square feet of meeting space, an 8,000-square-foot ballroom and a Club InterContinental lounge. In addition, it will feature four restaurant and bar concepts along with a rooftop pool.

“We can’t wait for the public and convention planners to experience the incredible space and amenities that this property will add to the community,” Scarlett principal and co-founder Zio Pekovic told the outlet. 

Several other San Antonio hotels are poised for a makeover. Los Angeles-based Evolution Hospitality, for instance, is plotting a $30 million renovation of the historic Gunter Hotel, at 205 East Houston Street.

Furthermore, a renovation finally appears to be in play for El Tropicano Riverwalk Hotel after a series of setbacks, including ownership changes and legal battles. That project could yield multifamily units, along with a revamped hotel.
