An oil tycoon is putting downtown San Antonio’s luxury housing market to the test.

Billionaire Rod Lewis, the founder and CEO of oil and gas company Lewis Energy, has listed his 3,850-square-foot penthouse in the Arts Residences at the Thompson Hotel for $3.3 million, the San Antonio Express-News reported. That’s about $857 per square foot.

Haley Rodriguez of Kuper Sotheby’s International Realty is the listing agent.

Lewis’ two-story unit offers two bedrooms, three full bathrooms, a private three-car garage and balconies on both floors, providing views of Camp Bullis and Government Canyon. Its first floor comprises both bedrooms, while the second floor houses the “expansive primary retreat,” a lounge and a glass-walled study.

The building, at 123 Lexington Avenue, features a pool, spa, fitness center, 24-hour concierge, and River Walk access.

Lewis purchased the condo pre-construction for an undisclosed amount and customized its layout extensively. There’s only one other two-story unit in the building, Rodriguez said.

Luxury home sales, or those priced $1 million or more, fell by 8.3 percent year-over-year in San Antonio last quarter, according to Redfin. New luxury listings increased by 35 percent from a year prior.

Publicly listing more high-end homes, as opposed to off-market trading, could bolster San Antonio’s luxury market, Rodriguez said.

“With Austin up the road really leaning into real estate marketing, they’ve done an amazing job leveraging the media to bring awareness to the city, and I think it’s time we do that a bit more here,” she told the outlet. “Let the people laying in bed at night scrolling Zillow know that we have special properties here in San Antonio.”
