Lennar is moving forward with one of the largest single-family housing projects in southwest Bexar County to date, setting the stage for a major residential expansion in one of San Antonio’s fastest-growing corridors.

The Miami-based homebuilder secured approval from Bexar County commissioners for a public improvement district to fund infrastructure for a 770-home subdivision near Southwest High School, the San Antonio Express-News reported

The nearly 100-acre site lies just south of Loop 1604 and west of Pearsall Road.

Lennar is partnering with New York-based Jen Partners, the residential land investment firm that owns the property. Plans call for roughly $231 million in development across the site, with $41.6 million earmarked for infrastructure including streets, sidewalks, drainage and a new sewer lift station, according to documents submitted to the county. The cost works out to $300,000 per home.

The quasi-governmental PID allows developers to issue bonds backed by property taxes levied within the district. It’s an increasingly common strategy to finance early-stage improvements without straining public coffers, though it raises questions about long-term tax burdens for future homeowners.

The site is strategically located near several major employment centers, including Toyota Motor Manufacturing Texas, Port San Antonio and Joint Base San Antonio–Lackland.

JCB, a U.K.-based equipment manufacturer, is also planning a $500 million, 1 million-square-foot factory nearby that is expected to support up to 1,600 jobs. County officials project the development could generate $15.4 million in property tax revenue for the general fund and $1.3 million for road and flood mitigation over the next three decades.

Lennar has not commented on home prices or timelines, but market signals suggest the offering will target middle-income buyers. Homes in the surrounding Von Ormy area averaged $275,529 in the first quarter, far below the Bexar County–wide average of $394,068, according to data from Zonda.

Southwest and Southeast Bexar County have emerged as hotbeds for residential development, mainly driven by affordability, land availability and proximity to manufacturing and logistics employers. Construction starts in the area are up 98 percent year-over-year.

Lennar is the dominant homebuilder in the San Antonio metro, with more than 5,000 starts last year.
