Innjoy Hospitality was waved ahead on its plans to convert the historic Nix Building on San Antonio’s River Walk to an apartment complex.
The city’s Historic and Design Review Commission approved the Houston-based developer’s plan to bring 314 residential units to 414 Navarro Street, the San Antonio Business Journal reported.
The plan also calls for retail on the ground floor of the former hospital.
It’s a first step for Innjoy, which now must present details of its construction plans in order to obtain a “certificate of appropriateness” for any changes to the 94-year-old structure before the project can get underway.
The approval included a key change to the structure — the addition of 27 windows to the eastern side of the building. City staff approved the change because the east side is not the primary facade of the building.
The measure approving the concept passed the Historic Design and Review Commission without objection, but the panel did set some conditions for Innjoy to address going forward. The developer was encouraged to salvage any brick that is removed during renovations and keep it on-site as a resource for future repairs.
Innjoy partner Adrian Ramirez previously told the outlet that the residential conversion proved to be the developer’s most compelling option on a conversion.
Innjoy bought the building in 2020 and considered remaking it into a hotel before settling on a residential plan.
Innjoy is no stranger to the hotel business. It bought the State National Bank Building in downtown Houston in 2020 and converted it to a Moxy hotel, part of the Marriott stable of brands. That deal set off speculation that the developer would turn the Nix Building into a hotel, but plans submitted to the San Antonio Historic Design and Review Commission indicate it has stuck with the plan for apartments.
No timeline has been set for construction.
