NY buyer pays $7.4M for retail site in Wynwood

A New York-based company scooped up a Wynwood site on North Miami Avenue last week, joining a number of investors in the area.

An LLC managed by Miami Beach Realtors Esther Percal and Josephine Pampanas, as well as Neli Santamaria and Frank Amadeo, sold the 11,383-square-foot property at 2830 North Miami Avenue, corporate records show. Amadeo shares the name of Estefan Enterprises president. Percal and Pampanas are affiliated with EWM/Christie’s.

The 5,348-square-foot retail building last sold for $1.7 million in January 2006, according to Miami-Dade property records. It was built in 1936.

2830 Wynwood Properties is the buyer. The company has a New York address and Aron Rosenberg listed as a manager.

Recent sales in Wynwood include a bundle of properties under contract for $23 million to Miami Beach-based Koniver Stern, the Wynwood Block that sold for $26 million, and a 1.8-acre lot that sold for $15 million, a fivefold increase within three years.
