Last week was unusual for Miami-Dade condo sales, and it wasn’t an April Fools joke.

Sales dollar volume, number of closings and the average price all climbed last week — and perhaps surprisingly, a Fisher Island condo managed to snag the bottom spot among the top 10 sales.

Brokers closed 190 sales last week, up from 141 the week prior. Total condo sales reached $178 million, versus $100 million the week earlier. The latest sales averaged $935,000, also up from $711,000. And the average price per square foot increased to $593 from $511, according to data from condo.com.

Last week, a Portofino Tower condo snagged the top spot for $7.4 million. Jorge Martinez with One Sotheby’s International Realty brokered the deal for unit 3801 at 300 South Pointe Drive in Miami Beach. The condo spent two days on the market and closed at $1,641 per square foot.

The runner-up was a penthouse sale at Oceana Bal Harbour. Unit 501 at 10201 Collins Avenue in Bal Harbour sold for $7.1 million — or $3,305 per square foot — after 59 days on the market. Jonathan Mann with Coldwell Banker Realty had the listing, and Elizabeth Dougherty with Compass Florida represented the buyer.
