A Boca Raton home that’s more fortress than mansion was just listed for $12 million — almost nine times what it last sold for in 2006.

The home, which was built in 2003, is a part of the Royal Palm Yacht & Country Club community. It’s situated on a triplex lot that measures just less than an acre, overlooking the country club’s Jack Nicklaus golf course.

“A golf course lot in Royal Palm is always in high demand, but a sprawling estate spanning three coveted lots is extremely rare,” said listing agent Jonathan Postma of Coldwell Banker.

Roughly half of the property’s acreage is taken up by the 13,000-square-foot home, which features broad archways, ritzy finishes like marble and Brazilian cherry wood floors, as well as a smart home system and a 4,000-bottle wine room.

The other half is an open green space that includes a fire pit, basketball court and playground complete with a swingset and slide, according to the listing. The entire property is surrounded by tall hedges, and its three entryways are barred by iron gates.

It’s owned by Robert Mintz, who paid $1.35 million for the estate in 2006, according to Palm Beach County property records. That price breaks down to roughly $137 per square foot of space under air conditioning. Now, Mintz is asking $1,223 per square foot.
