Athens Ranch with limestone-filtered swimming holes hits market

1,300-acre Sugaree Ranch previously listed at $15.5 million

A sprawling ranch southeast of Dallas is up grabs and poised to sell for far north of eight figures.

Sugaree Ranch, spanning 1,300 acres in Athens, has hit the market, the Dallas Morning News reported. Icon Global’s Bernie Uechtrit, one of the top brokers behind the luxury ranch boom in Texas, is the listing agent. 

The property was previously marketed with a $15.5 million price tag, over $11,900 per acre. The owners are entertaining offers for subdivided parcels, as well as the entire tract.

The ranch offers private easement access to the Athens Municipal Airport, a feature that Uechtritz said is unprecedented in his experience.

Sugaree Ranch boasts abundant water resources, including creeks, lakes, springs and wetlands, along with two limestone-filtered swimming holes. The property also includes three hangar lots, potentially attracting aviation enthusiasts.

Located off U.S. Highway 175 and Loop 7, Sugaree Ranch presents opportunities for recreational and commercial development. More than 70,000 pine trees have been planted around its perimeter, enhancing its natural beauty and potential for long-term profitability.

The house on the property spans 4,000 square feet and sits on the edge of a private lagoon. There’s also a skeet shooting range and an array of wildlife, including duck, deer and fish. 

Prospective buyers must submit offers by June 3. 

A handful of luxury ranches on the outskirts of Dallas have hit the market in recent months, many of which are represented by Icon Global.

In January, the 2,300-acre 5R Ranch, stretching along the south bank of the Red River, was listed for nearly $25 million. The historic 80,000-acre Turkey Track Ranch, located along the Canadian River near the town of Borger, went up for sale about a week later with a whopping $180 million asking price.
