Hillwood makes “modern ranch” its master plan in League City 

Firm’s third Houston-area master-planned development will be called Legacy

Hillwood Communities is gearing up for its third master-planned community in the Houston-area.

The Dallas-based firm, whose chairman is Ross Perot Jr., is embarking on an 805-acre master-planned community in League City, just south of the future intersection of League City Parkway and West Boulevard, the Houston Business Journal reported

The project, called Legacy, will feature 1,630 single-family homes, with prices from under $400,000 to upwards of $1 million. Construction will begin next summer, after the completion of a new road connecting the western end of League City Parkway and the eastern end of Friendswood Lakes Boulevard. Further plans include extending West Boulevard southward to connect with the future Grand Parkway section.

Hillwood acquired the initial 540 acres from the Stedman West and Wesley West families in early 2022 and purchased an adjacent 156 acres from a local investor the following September. More than 100 acres of green space within the development will be dedicated to League City for a regional park.

Hillwood had planned for lot sizes to range from 40 to 70 feet, but after determining that there’s greater demand for larger lots, the firm expanded them to 80 feet and larger, Hillwood’s Russell Bynum told the outlet.

The community is also slated for roughly 100 acres of interconnected lakes suitable for boating. The first phase, encompassing 510 homesites, will be released to 10 builders, which have yet to be announced, in the first quarter of 2025, with model homes opening in the second quarter.

Legacy will embrace a modern ranch theme and offer amenities such as parks, a recreation center, children’s play areas and more than 20 miles of walking trails. There will be 30 acres earmarked for commercial development and 15 acres potentially reserved for a Clear Creek Independent School District campus.
