Assa Properties is switching strategies in the marketing of its Cassa Hotel and Residences once again, repackaging the three top-floor penthouses into one listing.

The five-bedroom, 8,263-square-foot home at 70 West 45th Street will now span three floors, with a grand dining room, open kitchen and service entrance on the main level. A library, fireplace, bar, media room and maid’s room with a private bath are also on the expanded penthouse’s lower floor, with a master suite, sitting area and fireplace above. The third level is open to a variety of uses, according to the listing.

Building amenities include a concierge, maid and room service, business enter, gym, valet and limo services, child and pet care, daily fresh flower delivery and a spa, according to BuzzBuzzHome.

Douglas Elliman’s Tavivian Sporn team has the listing, which the firm snatched from the Corcoran Group’s Carrie Chiang in September 2013, as The Real Deal reported at the time.

Assa Properties developed the 49-story tower, which has a hotel on the first 27 floors and condominium units above. Chinese corporation HNA Property Holding Group purchased the building’s hotel portion in February 2012 following Assa’s bankruptcy filing in April 2011. [BuzzBuzzHome]Julie Strickland
