Hamptonites spend big to secure properties amid MS-13 fears

Suffolk county murders and sexual assaults by MS-13 gang members have spooked Hamptons residents enough to invest in vast high-end security systems that include panic rooms and windows so tough they can withstand a direct hits from sledgehammers, the New York Post reported. Red Apple Group’s John Catsimatidis is so concerned that he plans to sleep with a loaded gun under his pillow when he visits his vacation home in his East Quogue. His wife, he noted, once accidentally fired a shotgun through a door after hearing a suspicious sound. The hammer-proof windows cost about $6,000 per pane while panic rooms can cost as much as $200,000. “People used to open up their garages and show off their Lamborghinis,” an industry expert told the newspaper. “Now they take guests to the wine bar in their safe room.” [TRD]
20-acre Bridgehampton compound, complete with a polo field, lists for $16.9M
A Bridgehampton estate that just hit the market for $16.9 million has on its expansive grounds a heated gunite pool, spa, pool house, outdoor shower, guest cottage and a 19-acre polo field, according to Curbed. Built in 2005, the 13,000-square-foot main house has eight bedrooms, 10 bathrooms and four half-bathrooms. The interiors feature white oak flooring and there are six fireplaces, an indoor golf simulator, a gym, a billiards room,a wine room, a painting studio and a steam room in the home. Asking price for Sagaponack mansion drops to $15M after another reduction
A Sagaponack home that came on the market for 2015 for $22.9 million had another cut to its price tag, putting its ask now at $14.95 million, according to Curbed. The 8,900-square-foot home, which was designed by Frank Greenwald, has seven bedrooms, eight bathrooms and two more half-bathrooms. It also has a double-height living rooms, a wet bar in its library, a gourmet kitchen, butler’s pantry, a fireplace in the master suite, a wine cellar and geothermal heating and cooling. The grounds also have a pool, pool house, tennis court, gym and garage. The home is co-listed with the Corcoran Group and Sotheby’s International Realty. Agents Debbie Brenneman, Charlie Esposito and Debbie Loeffler are handling it for Corcoran. Agents Marilyn Clark and Frank Newbold represent the listing for Sotheby’s. [Curbed]

Now-empty Southampton properties damaged by Sandy to be distributed
In the coming weeks, 10 properties that were damaged by Hurricane Sandy and then razed, are going to be turned over to the owners of adjacent lots, 27east reported. The Governor’s Office of Storm Recovery offered to buyout the owners of the damaged properties for their pre-storm market rate and then leveled the structures there. State officials want to preserve the properties as open space to reduce future flooding. In 2016, 16 owners turned over their properties to the state as part of the program. The Flanders, Riverside, Northampton Civic Association will be redistributing this year’s properties to adjoining owners. Before that happens though, the state needs to include covenants and restrictions recorded with the deeds to ensure the properties remain open space in perpetuity. [27east]

Bayfront Sag Harbor home lists for $17M
A shingled home sitting on a little more than an acre of bayfront land in Sag Harbor hit the market for $16.99 million, Curbed reported. The 5,179-square-foot home, which was built in 2012, has six bedrooms, seven bathrooms and two half-bathrooms. A 3,000-square-foot lower level features an exercise room, wine cellar and fireplace. Outside, there’s a heated saltwater gunite pool, cabana and an outdoor kitchen. The property has 152 feet of water frontage and a 140-foot private deep water dock.
