Single-family homes dominate this week’s priciest resi sales

Four the 5 most expensive homes that sold in the city were single-family properties, and overall price tag fell sharply from prior week

Single-family homes and recently-built residential properties dominated this week’s list of priciest home sales in Chicago.

Four of the five properties that left the market were single-family homes, and three of the properties that made the list were built in the last four years.

The overall tally of $8.4 million for the bunch was half of last week’s $16.7 million total. That higher sum was boosted by the sale of Chicago Cubs outfielder Jason Heyward’s No. 9 Walton unit. But this week’s number was still above the early July figure.

For this week, two of the homes that sold were in Lakeview  — one condo, one single-family — two were in Lincoln Park and the other was in North Center.

Price and property details were found on Redfin, from July 20 to 24.

3728 N. Greenview Ave. | $1.9M | Lakeview

This five-bedroom, six-bathroom single-family brick house was built in 2004. The home is 5,100 square feet, pegging the deal at $363 a foot. The main bedroom has a sitting area with a fireplace, and dual walk-in closets, along with a finished marble bath. There is a rec room on the lower, along with a wine cellar, and four decks for outdoor space. Brad Lippitz of Compass had the listing while Rachel Martell of Berkshire Hathaway HomeServices Chicago represented the buyer.

1860 N. Maud Ave. | $1.8M | Lincoln Park

This new construction single-family home has six bedrooms and 4.5 bathrooms. Built last year, the home is 4,500 square feet, with the price penciling out to $409 a foot. The home has multiple outdoor spaces, including a garage roof deck and a large terrace on the third floor. Margaret Baczkowski and Lindsay Guhl of @properties shared the listing. Rubina Bokhari of Jameson Sotheby’s International Realty brought the buyer.

733 W. Melrose St. #3 | $1.7M | Lakeview

This 4,000-square-foot condo is in a three-story building constructed this year. The price is pegged at $428 a foot. There are four bedrooms and 3.5 bathrooms, with an 1,800-square-foot private roof deck. The unit includes two gas fireplaces. The home includes a garage space. Mario Greco and Kimberly Smith of Berkshire Hathaway HomeServices Chicago shared the listing. Andrea Geller, also of Berkshire Hathaway, brought the buyer.

1713 W. Wrightwood Ave. | $1.5M | Lincoln Park

This 5,000-square-foot single-family home was built in 2008, with the price per foot penciling out to $308. Marketing materials called the four-bedroom, 3.5-bathroom home “Frank Lloyd Wright-inspired.” There is a media room and wine cellar. Other features include bamboo floors. Susan Wagner of Baird & Warner had the listing while Stephanie Rollison of @properties brought the buyer.

1840 W. Melrose St. | $1.5M | North Center

Built in 2016, this single-family home has five bedrooms and six bathrooms. The main level has a walk-in mudroom with heated floors. There are two laundry rooms, and a rear paver patio with a stone fireplace, along with a garage roof deck. Christie Ascione of @properties had the listing and Janelle Dennis, also of @properties, brought the buyer.
