Lake Forest home of Nancy Hughes sells for $13M

Estate went into contingent contract at $15M ask in just days on market in August

The Lake Forest home of Nancy Hughes, the late wife of 1980s filmmaker John Hughes who’s also deceased, has sold in one of the Chicago-area’s priciest deals this year and the latest sign of the luxury market’s unrelenting pace.

After being listed as contingent within a week of the home at 263 North Mayflower Road hitting the open market, the six-bedroom home at 263 North Mayflower Road officially sold for $12.93 million, about $2 million less than the asking, Crain’s reported. So far, the buyers are unidentified.

The purchase, which closed about three months after it was first listed as contingent, marks the fifth-priciest for a Chicago-area home in 2022.

Ann Lyon, an agent with @properties, represented the sellers of the home, while Mona Hellinga of Berkshire Hathaway HomeServices Chicago represented the buyer.

Built in 2009, the 11,800-square-foot home has a fieldstone and wood exterior highlighted by the columned front porch. Out back, the home has access to an outdoor beach and a private portion of Lake Michigan. There is also a four-person tram that can take residents or guests down to the water.

Nancy Hughes, who bought the home for $12 million in 2018, was the highschool sweetheart of prominent 80s filmmaker John Hughes. A native to the area, John Hughes’ films were almost exclusively set in and around Chicago, including “Ferris Bueller’s Day Off,” “Sixteen Candles,” “Home Alone” and several others. He died in 2009 and Nancy died in 2019.

The home’s quick contract illustrates the high demand for luxury properties in the Chicago area. So far this year, six homes in the city and suburbs have sold for $10 million or more. This marks the most sales above that mark since 2018, when eight homes were sold at or above that price.

With less than two months remaining this year, the luxury market could be on track to surpass that record, with two lakefront Glencoe listings carrying asking prices well above the mark.
