Lake Forest estate leads slower April for Chicagoland luxury homes

Four Chicagoland homes traded above $5M in April, led by the late Kraft and Quaker CEO's $6.3M Lake Forest estate

Chicagoland’s luxury residential market slowed down in April after a busy March, with fewer homes selling for more than $5 million across the region than did so last month.

The deals stretched from a North Shore legacy estate to a Magnificent Mile duplex, headlined by the $6.3 million sale of a Lake Forest home owned by the late Kraft Foods and Quaker Oats CEO Robert Morrison. Just four properties traded above the $5 million mark in April, compared to seven in March and four in February. Here’s a breakdown of the month’s biggest deals.

Late Kraft and Quaker CEO’s home leads month at $6.3M

The Lake Forest home of the late Robert Morrison, former CEO of Kraft Foods and Quaker Oats, sold April 28 for nearly $6.3 million, the second-most expensive home sale in Lake Forest so far this year.

The 7,300-square-foot English Country estate at 745 East Woodland Road, with five bedrooms and nine bathrooms, sits on a 1.24-acre lot a short walk from Lake Michigan. The home sold for $857 per square foot and $250,000 short of its $6.5 million asking price.

Mona Hellinga of @properties Christie’s International Real Estate represented the seller, while listing websites show only that the buyer’s agent was a “non member” of the local Multiple Listing Service. The buyer’s identity is not yet available.

Built in 2006 and remodeled between 2022 and 2024 by Melichar Architects, the estate trails only the $8.3 million Bluffs Edge Drive sale in March among Lake Forest deals this year.

Morrison led Kraft Foods from 1994 to 1997 before becoming CEO of Quaker Oats from 1997 until the company merged with PepsiCo. He served as vice chairman of PepsiCo until his retirement in 2003 and was briefly interim CEO of 3M in 2005. Morrison died in January at 83.

Morrison and his wife, Susan, bought the home in 2020 for $2.9 million from the estate of Nancy Hughes, the widow of filmmaker John Hughes. 

Shannon Abloh sells Lincoln Park home off market

Shannon Abloh, CEO of Virgil Abloh Securities and widow of the late designer Virgil Abloh, sold her Lincoln Park home April 14 for $6.1 million in an off-market deal.

The 7,300-square-foot limestone home at 1722 North Burling Street has eight bedrooms and seven bathrooms and was built in 2017 by Chicago-based Barrett Homes on a 36-foot-wide lot. The Burling Street home last sold for $4.8 million in 2017, the year it was built.

Compass agents Mario Greco and Haakon Knutson represented the seller. Leigh Marcus of @properties Christie’s International Real Estate represented the buyer. Property records that could indicate the buyer are not yet available.

The sale closed shortly after the completion of a separate Abloh project nearby. Property records show Abloh paid $9 million in 2022 for two parcels at 1903 North Orchard Street, assembling a quadruple-wide lot of more than 11,500 square feet. 

Hubbard Woods home draws $5.5M 

A home in Winnetka’s Hubbard Woods neighborhood sold April 30 for $5.5 million, the second luxury sale over $5 million in the ritzy North Shore suburb this year.

The nearly 6,000-square-foot home at 1096 Laurel Avenue has seven bedrooms and seven-and-a-half bathrooms and sold for $923 per square foot. Built in 2015 with a stucco-and-stone exterior, the home sits on a fenced 0.51-acre corner lot about a mile from Lake Michigan. The backyard includes an in-ground pool, hot tub and paved patio.

Jena Radnay of @properties Christie’s International Real Estate put the deal together off-market, she said, connecting the buyer and seller before advertising the home in public or private channels. 

Property records indicate Chicago plastic surgeon Michael Lee and his wife, Kirsten, were the sellers. The buyers’ identities were not available. 

The Lees purchased the property in 2013 for $1.2 million, according to property records. The home was custom built in 2015 by architect and construction firm Timm T. Martin Company, Radnay said.

The final sale came in slightly below the most expensive Winnetka deal so far this year, a 9,000-square-foot home on Hill Road that sold for $5.6 million in February.

Mag Mile duplex marks third downtown $5M-plus deal of the year

Trading card mogul Matthew Bayer sold his duplex at One Magnificent Mile on April 30 for $5.1 million, closing nearly $1 million below his original asking price.

The 9,000-square-foot, two-floor unit at 950 North Michigan Avenue spans the 46th and 47th floors and has six bedrooms and 11 bathrooms. It was designed by Wheeler Kearns Architects and underwent major renovations last year, according to the listing.

Ryan Preuett and Tim Salm of Jameson Sotheby’s International Realty had the listing. 

Bayer, the CEO of Bridgeview-based trading card distributor MJ Holding Company, listed the unit in September for just under $6 million before cutting the price to $5.5 million in late January. The duplex went under contract in March. 

Bayer and his wife, Joyce, bought the unit in two stages between 2010 and 2014 for a combined $2 million. They spent $14.3 million to purchase a 15,000-square-foot Lincoln Park mansion at 400 West Dickens Avenue in 2024.

The sale is the third downtown condo to trade for more than $5 million so far this year, after a St. Regis Chicago unit that sold for $5.4 million and the David Herro-owned Palmolive Building condo that brought in $5.5 million, both in March.
