$32M trade ranks as Dana Point’s 2nd priciest

Deal comes in Monarch Bay gated community

Orange County’s luxe market continues to heat up, this time with the $32 million off-market sale of an almost 5,000-square-foot mansion located at 39 Monarch Bay Dr., in Dana Point.

It is the second-priciest home sale in the coastal enclave. The top deal was for nearby 63 Monarch Bay Dr, which fetched $33 million in 2022, according to the Orange County Business Journal, which first reported the news of Dana Point’s pricey sale at 39 Monarch Bay Dr.

Lee Ann Canaday of The Canaday Group at Re/Max Fine Homes served as the listing agent for 39 Monarch Bay Dr. Jill Lockhart and Meital Taub with Meital Taub Luxury Group at Livel Real Estate represented the buyer. Identities for buyer and seller were not revealed.

The previous owners of the six-bed, seven-bath manse of 39 Monarch Bay Rd, bought it for $5.9 million in 2020. They did an extensive renovation for the once relatively modest property, which was first built in 1964. The remodel included a two- bed, two-bath ADU.

The home is located in a gated community called Monarch Bay,  which made news in 2020, when the community’s homeowners collectively paid $225 million to buy the ground lease to their homes. The 2020 transaction was the third and last transaction between the community’s homeowners and former property owners Moulton Co., a company with ties to the Moulton family, one of Orange County’s oldest property owners. The family’s 19th century ancestors started a ranch that spanned from Dana Point to the present-day Orange County town of Lake Forest.
