A Trousdale Estate home linked to the family of billionaire Rebecka Belldegrun has gone under contract for $26.5 million, or $8.5 million less than its initial asking price.
The pending sale is the latest in a string of Trousdale properties that have sold lower than their ask during a tough market. It also is part of declining home prices around the nation, said Rochelle Atlas Maize of Nourmand & Associates, a veteran Beverly Hills agent.
“You’re seeing a lot of fluff come off Trousdale,” she said. “We are indeed witnessing a correction.”
The property at 445 Walker Drive features a 4,500-square-foot mansion that originally listed for $35 million, according to listing sites and property records. The seller is a trust linked to Belldegrun, an Israeli-American eye doctor who launched New York real estate development firm Intertech in the 1980s. She’s currently CEO of Bellco Capital, a VC firm in Los Angeles.
The home was constructed in 2022 and was designed by mansion architect Paul McClean. Amenities include a gym with a dry sauna and steam room, a movie theater that seats 10, an aquarium and eight-car garage, according to a Zillow property description. Santiago Arana and Laura Finley of The Agency served as the listing agents.
The house’s recent sale at a 24 percent discount joins a group of Trousdale deals that fetched less for their ask in the past few months, according to a Zillow search. They include 534 Chalette Drive, which sold for $15 million on Aug. 25, after being listed for about $22 million in February, a discount of 47 percent.
In July, 1043 Loma Vista Drive sold for $5.5 million, however, it was listed for $8.2 million in September 2022, a discount of 33 percent. And 1115 Wallace Ridge sold for $12 million in June, a price cut of 25 percent from its original $16 million ask in February.Trousdale Estate boasts some of the L.A. market’s biggest-ticket homes. In 2019, Uber co-founder Garrett Camp and his wife Eliza Nguyen bought an 11,000-square feet mansion in the neighborhood for about $73 million. In 2014, the creator of the Minecraft video game, Markus Persson, bought a 23,000-square-foot Trousdale mansion for $70 million, which was considered a record breaking deal that year for Beverly Hills.
