AIDs Healthcare Foundation acquires $20M warehouse in Carson

Nonprofit plans to turn facility into distribution hub for testing supplies

AIDS Healthcare Foundation, a housing developer as well as a care provider, has bought a warehouse in Carson for $20 million.

The freestanding 54,000-square-foot building is located at 18421 South Main Street. AHF’s new warehouse will provide a centralized distribution facility for testing supplies. It also will house offices for AHF services such as customer care and patient care management, an AHF representative said.

The property includes a temperature-controlled warehouse, 4,200 square feet of offices and 85 parking spaces, according to an announcement from Kidder Mathews, which represented the seller.  The former owner, Shultz Properties, acquired the warehouse for $7.5 million in 2008, according to PropertyShark.

Ram Rafiee of BRC advisors represented AHF during the sale. The seller, Shultz Properties,  was represented by Andrew Dilfer, Luke Staubitz and Harvey Beesen of Kidder Mathews.

The $20 million warehouse deal illustrates the scope of AHF’s business. It currently operates 69 healthcare centers in 15 states, Puerto Rico and Washington, D.C. It runs 62 pharmacies in the U.S. as well as 36 walk-in centers where HIV tests are conducted. It also operates 22 Out of the Closet thrift stores. According to the organization, it has revenue of $2.6 billion.

More than five years ago, AHF started the Healthy Housing Foundation which develops housing for formerly homeless and low-income individuals. In March, the nonprofit spent more than $21.2 million to buy the 12-story Insurance Exchange Building at 318 West 9th Street in Los Angeles with plans to redevelop it into housing. 

The Healthy Housing Foundation has spent more than $183 million on the purchase and renovation of older properties in Los Angeles, including the King Edward Hotel, the Barclay Hotel, The Sinclair LA, and The Olympic Hotel in the Westlake neighborhood.

On the political front, AHF and its allies have sponsored Justice for Renters Act, a rent control measure on the state ballot in November 2024. It follows similar attempts by AHF to reverse the Costa-Hawkins Act, which limits California cities’ ability to enact rent control. Those measures were rejected by voters in 2018 and 2020.
