Beverly Hills-based Bolour announced it sold a four-story office building near Interstate 5 in Mission Viejo.
Hua Yu’s Eagle Hua bought the 71,500-square-foot property known as Cerro at 27401 Los Altos for $23.9 million, according to property records filed with the Orange County clerk-recorder, according to the Orange County Business Journal.
Bolour paid $21.5 million to acquire the property in 2018 and upgraded its lobby, elevators and common areas, and also landscaped the surrounding 3.8-acre lot, according to property records and a spokesperson for the company.
The building is 92 percent occupied, OCBJ reported, citing CoStar data.
JLL’s Blake Bokosky and Will Poulsen represented the seller. It’s unclear if Eagle Hua — a company registered in Brea last year — was represented by a broker.
Homebuilder Pulte Homes and the U.S. General Services Administration both have offices at the address, according to Bolour’s announcement.
CEO Mark Bolour said in a statement the company saw the property’s potential seven years ago and was able to attract tenants despite pouring a minimal amount of capital into the renovations.
“We recognized the value-add potential of Cerro from the outset,” Bolour said.
He added the company was able to “align the building with current market trends” in southern Orange County.
