Yue Fung Holdings wants to build a 54-unit condominium building in Windsor Square.
The developer has filed preliminary plans to build the eight-story complex at 4135 Wilshire Boulevard, between Bronson Avenue and Irving Boulevard, Urbanize Los Angeles reported. It would replace a lot vacant since the 1940s.
The proposal calls for a 104,000-square-foot building with 54 one-, two-, and three-bedroom condos above 4,100 square feet of ground-floor shops and restaurants.
The developer of the 109-foot-tall project would rely on density bonus incentives to build a larger building than zoning rules allow in exchange for three affordable condominiums set aside for very low-income households.
Yue Fung Holdings bought the lot near the corner of Wilshire and Crenshaw boulevards in 2021 for an undisclosed price, according to Urbanize.
The property is west across Bronson Avenue from the historic Los Altos Apartments, where garages are being converted into eight accessory dwelling units in Windsor Square, between Hancock Park and Koreatown.
Metro is now soliciting developers to build housing on the site of a staging area at Wilshire and Crenshaw used in the ongoing construction of Metro’s Purple Line extension, according to Urbanize.
Little is known about Yue Fung Holdings, which doesn’t appear in California Secretary of State business records.
