A Beverly Hills property once owned by developer Rick Caruso has traded hands for $47.5 million.
The sale of the seven-bed, 15-bath home at 912 Benedict Canyon Drive was inked in late July and recorded with Los Angeles County this week.
Beverly Hills-based Westside Estate Agency double ended the deal with Fred Bernstein and Ethan Peskowitz the listing agents. Meanwhile, WEA co-founder Kurt Rappaport represented the buyer.
The brokerage declined to comment on the deal.
The recently redone property first hit the market in 2023 for $72.5 million and was most recently listed in January for $56.9 million, according to listing sites.
Property records show the seller is a Delaware-registered limited liability company called RFG-Lavender, while the buyer is an entity called Murray Hill Real Estate LLC.
RFG bought the home from Caruso in 2018, paying $16.7 million for it in late 2018.
The developer behind Americana at Brand and The Grove perhaps wouldn’t recognize the new version from his prior residence. Caruso’s former Traditional-style home counted one less bedroom and four fewer bathrooms than the contemporary abode that just traded, according to a comparison of the listings.
Coming in at over 17,000 square feet, the property has a 130-foot-long driveway, six-car garage, elevator, library and theater. The primary suite alone is 2,000 square feet with its own living room and 900-square-foot balcony.
The spread continues outside where there’s a cabana, kitchen, pool, spa and tennis court. It’s also less than a 10-minute walk away from the Beverly Hills Hotel on Sunset Boulevard.
The Benedict Canyon Drive property is the third-largest on-market trade by closing price in Beverly Hills so far this year, according to records with Zillow.
Leading the pack is 1028 Ridgedale Drive, which went for $60 million in April. Rappaport represented the clients on the sell and buy side of the deal, with Carolwood Estates’ Drew Fenton co-listing the 12-bed, 18-bath estate.
The city’s second-largest deal was 942 North Alpine Drive, which traded for $51.8 million, also in April. The over 12,000-square-foot residence was listed by Christie’s International Real Estate Southern California’s Aaron Kirman and Carolwood’s Linda May. Compass’ Carl Gambino and John Bercsi represented the buyer.
