Another residential heavyweight has hit the market with the $110 million listing of an estate perched at the Riviera Country Club’s 7th hole.
The property at 859 Woodacres Road was designed by the late Howard Backen, known for his work on residential and winery projects. The sprawling mansion was the largest listing to enter the market last week, according to a Los Angeles County report compiled by Marcy Roth from Douglas Elliman’s Eklund Gomes team.
The Beverly Hills Estates’ Branden Williams and Rayni Williams are marketing the six-bed, six-bath home.
The seller is a real estate holding company managed by Karyn White, who is listed as president on state registration documents. The last known trade of the property was in 2017, when it sold in the off market for $41.1 million, marking the priciest-ever residential sale in the city.
A Los Angeles Times report at that time indicated, based on records, the buyer had an address tied to Kevin L. Washington, whose father is Montana industrialist and Washington Companies founder Dennis Washington.
The over 12,000-square-foot, geothermal-powered mansion has a theater, wine cellar, wellness center and guest house.
L.A. County counts eight listings over the $100 million mark, with Woodacres Road rounding out that group, while the $177 million 607 Siena Way estate leads the pack.
The Woodacres Road price point seems to be a popular one, with the county’s two largest trades so far this year closing for $110 million.
Those two transactions are 630 Nimes Road, which sold in May, and the July sale of Spelling Manor at 594 South Mapleton Drive.
Overall last week, 76 listings were added to the county’s inventory of over 1,400 homes available for sale, according to the Eklund Weekly Luxury Report Los Angeles.
The report factors in only properties listed in the Multiple Listing Service for $4 million or more.
As far as homes that went into contract, there were 20 last week, which was good for $142.8 million in asking dollar volume. That was up about $20 million and four more contracts inked in comparison to the year-ago period, according to the Eklund Gomes report.
The home at 617 North Camden Drive in Beverly Hills, which was last listed for $18.8 million, topped last week’s homes that went into contract.
The seven-bed, eight-bath home spans nearly 12,000 square feet in the Beverly Hills Flats. Highlights of the gated estate include an office, primary suite with its own balcony, 12-seat theater, wellness center with a gym and massage room, full bar and pool.
Carolwood Estates’ David Yadegaran and Shaun Alan-Lee hold the listing on behalf of a shell company tied to a Beverly Hills-based registered agent.
