Big sale in Little Holmby rakes in $20M, area’s most-expensive home price

Seller bought home in 1999, asked $25M a few years ago

The priciest sale ever recorded for the Westwood neighborhood of Little Holmby closed for $20.3 million last week.

The purchase price on 10301 Strathmore Drive pencils out to $1,975 per square foot for the seven-bedroom, 11-bathroom residence.

That home sold for 20 percent more than the previous historical high, set last year for Little Holmby, which is bound by Holmby Hills and the University of California, Los Angeles. That prior record was for the $16.8 million sale of 467 Comstock Avenue, which sold for $1,763 per square foot in March.

The deal is a long time coming for seller Jacqueline Heller, who has owned the property since 1999 and sought $24.9 million for the home in 2022. It was re-priced over the years and also changed hands among listing agents during that period with the most recent ask just under $22 million, or $2,142 per square foot.

Zac Mostame and Yasmine Benmaiza of Carolwood Estates represented Heller in the deal. Victoria Velazquez of Compass’ The Jancula Group represented buyer Savita Kanodia, according to public records.

The Strathmore Drive sale marks another record for Mostame, who along with the Beverly Hills Estates’ Lea Porter, represented both the buyer and seller in the off-market trade of 1124 Napoli Drive in the Pacific Palisades for $25.8 million. The September deal, which equates to $2,437 per square foot, is the Palisades’ top residential trade this year.

The Little Holmby property’s original structure was built in 1937. Over a decade ago, the home was taken down to its studs and redeveloped by architect and historical restoration specialist Richard Manion and builder Richard Holz.

The 10,000-square-foot residence draws its design inspiration from the English countryside, with a formal living room, library with mahogany paneling, a kitchen with skylights and coffered ceilings in the living room. Outdoors, there are walking paths, a botanical garden, pool, fire pit and a dining pergola for more than 45 guests.

Additional highlights include a half basketball court, an elevator, two offices and a room just for wrapping gifts.
