High Street, Haseko buy San Pedro block for 281-unit multifamily project

Trammell Crow subsidiary continues local apartment construction streak

High Street Residential is moving forward with another multifamily development in San Pedro, securing the land necessary for the project. 

A joint venture between Trammell Crow Company subsidiary High Street Residential and Irvine-based Haseko North America has acquired land for Jules San Pedro, a planned 281-unit property in the Los Angeles enclave, L.A. Business First reported. The sale price was not disclosed. 

Jules San Pedro is slated to occupy a 1.3-acre block at 155 West 6th Street in San Pedro’s Waterfront Arts District. The residences will rise next to the $250 million West Harbor development, a 42-acre mixed-use entertainment hub set to open this summer. 

The Jules San Pedro property will consist of a combination of studio, one- and two-bedroom units with amenities including a pool deck, courtyard, sauna, spa, clubhouse, sky lounge, rooftop deck, barbecue areas, pet spa and coworking space with conference rooms. Another 1,276 square feet of ground-floor retail space is planned for the site. 

Construction on Jules San Pedro is expected to begin this quarter, with the units planned to open to residents by the second quarter of 2028.

Dallas-based High Street Residential is no stranger to the area near the San Pedro Port Complex. 

The Trammell Crow residential arm recently completed another multifamily development near West Harbor called Vivo on Harbor. The 137-unit residential community is located one block north of the future Jules San Pedro site. The eight-story building at 511 South Harbor Boulevard has 16 units set aside as affordable housing as the developer received a density bonus incentive allowing it to reach 85 feet, or 24 feet higher than zoning allows. Nearly 1,500 square feet of shops and restaurants are also included.  

In late 2024, Trammell Crow acquired an approved project to build 281 apartments at 625 South Beacon Street in San Pedro. Vancouver, Washington-based Holland Partner Group, which sold the property, was greenlit to build studio, one-, two- and three-bedroom apartments above 2,300 square feet of ground-floor shops and restaurants.
