A record was set in Mar Vista this month with the $10 million sale of a single-family home, though a couple of houses sold in 2025 for more per square foot, according to Los Angeles County tax assessor data and research by The Real Deal.
The overall record-setter came at 11948 Modjeska Place, a 6,100-square-foot house where the $10 million price came to $1,639 per square foot, as TRD previously reported. The two homes that exceeded that price on a per-square-foot basis were the 1,602-square-foot 12828 Stanwood Drive, which sold for $6.4 million, or $4,003 per square foot, in November, and, the 2,194-square-foot 3598 Mountain View Avenue, which traded in September for $6 million, or $2,735 per square foot.

The sale of 12828 Stanwood Drive was an off-market deal.
Beverly and Company’s Mojgan Zucker and Juliet Shoham sold 3598 Mountain View Avenue and The Agency’s Zach Goldsmith and Jennifer Plotkin represented the buyer.
“Our clients went into escrow when they had the plans and the developer built the house,” Plotkin said. The seller was a developer under the entity 9027 Montemar LLC, she noted.
The three-story farmhouse-style house sits on a 9,591-square-foot lot. It has six bedrooms, six full bathrooms and one half-bath, as well as a pool and two parking spots.
With a $6 million price tag, the deal marks the fifth priciest single-family home sale in the Westside neighborhood in 2025.
Two other Mountain View Avenue properties notched the No. 1 and No. 2 priciest home sales in Mar Vista last year. The 4,748-square-foot house at 3594 Mountain View Avenue sold in June for around $6.8 million and the 5,000-square-foot 3516 Mountain View Avenue went for roughly $6.6 million in August. The deals worked out to $1,422 per square foot and $1,315 per square foot, respectively.
Demand for homes in Mar Vista is being driven by families from Venice seeking more room and property owners impacted by the Palisades fire, TRD previously reported.
The Modjeska Place deal was Mar Vista’s first residential deal ever to hit eight figures.
