Focus on TRD Data: Mar Vista’s top resi sale in 2025 nears $7M

Three Mountain View Avenue properties made the top 10 list

Last year’s priciest sale in Mar Vista topped out at roughly $6.8 million, according to Los Angeles County tax assessor data and research by The Real Deal.

The 2025 transaction was the off-market sale of 3594 Mountain View Avenue. The 4,748-square-foot house went for $1,422 per square foot in June.

This is the latest installment in a feature providing a weekly update on top sales by market segment in the county, based on TRD Data for given periods. To see the top single-family home sales in Mar Vista last year click here.

Two other homes on Mountain View Avenue made the top 10 list in Mar Vista.

One was 3516 Mountain View Avenue, a 5,000-square-foot house that sold in August for $6.6 million. That notched the No. 2 spot on the list. Compass’ Ron Wynn listed the property and LA Real’s James Maxwell worked on behalf of the buyer.

The other was the 4,506-square-foot 3598 Mountain View Avenue, which traded in September for $6 million, and secured the No. 6 spot on the list. Beverly and Company’s Mojgan Zucker and Juliet Shoham sold the property and The Agency’s Zach Goldsmith and Jennifer Plotkin represented the buyer.

“Our clients went into escrow when they had the plans and the developer built the house,” Plotkin said. The seller was a developer under the entity 9027 Montemar LLC, she noted.

The three-story farmhouse-style house sits on a 9,591-square-foot lot. It has six bedrooms, six full bathrooms and one half-bath, as well as a pool and two parking spots.

Demand for homes in Mar Vista is being driven by families from Venice seeking more room and property owners impacted by the Palisades fire, TRD previously reported. 

A record was set in the district this month with the $10 million sale of a single-family home, as TRD previously reported. The record-setter was the sale of 11948 Modjeska Place on Feb. 3, a 6,100-square-foot house where the $10 million price came to $1,639 per square foot. The Modjeska Place deal was Mar Vista’s first residential deal ever to hit eight figures.
