Holmby Hills manse fit for “Rich Girl” takes price cut while LA luxury sales rise

The home, which saw a gut reno by Gwen Stefani’s designer, asks nearly $35M

A Holmby Hills estate with a high design pedigree is back on the market with a price cut and a fully gutted interior.

The Georgian-style mansion at 10790 Bellagio Road is asking $34.5 million, down from its $37.5 million asking price last year, the California Post reported. The unidentified seller bought the 1939-built home in 1995 for $5.1 million.

The 14,200-square-foot home’s exterior stands in sharp contrast to its interior, which underwent a gut renovation by interior designer Kelly Wearstler, who counts stars like Gwen Stefani, Jessica Alba and Cameron Diaz among her celebrity clients. The redesign preserved the traditional facade while revamping nearly everything inside, creating “an old house made new,” according to co-listing agent Rayni Williams of Beverly Hills Estates.

Nearly every space in the seven-bedroom, 11-bathroom estate opens to terraces or balconies as Wearstler pursued a gallery-like approach with highly stylized rooms, such as a monochromatic living room. The primary suite includes dual dressing rooms, while the rest of the house features an eat-in chef’s kitchen, a family and media room and a wood-paneled library. The property spans more than 1.2 acres and boasts manicured lawns, topiary gardens, fountains and a pool abutting an outdoor kitchen. 

Several sprawling Holmby Hills estates have hit the market in recent weeks. 

Earlier this month, a Colonial Revival mansion in the tony enclave once owned by Hollywood icon Jean Harlow went up for sale for $16.8 million. That property at 214 South Beverly Glen Boulevard, like the Bellagio Road mansion, dates back to the 1930s. 

Last month, British developer Nick Candy re-listed his Holmby Hills estate for $58 million, or $1.5 million less than the asking price when Candy took it off the market in November. He has been trying to sell the manse since July 2022 when he listed it for $85 million

The latest listing at $34.5 million is the latest sign of life for Los Angeles’ high-end market. Deals above $10 million increased more than 50 percent year over year in 2025, according to Compass data cited by the Wall Street Journal, despite headwinds like the Measure ULA transfer tax, dubbed the “mansion tax.”
