The Peak in Beverly Hills takes haircut on price, sells for $32M

Site originally listed for $65M is minutes from the Beverly Hills Hotel and includes architecture plans for a megamansion

A residential lot minutes from the Beverly Hills Hotel landed $31.8 million — less than half of what the property sought a few years ago.

Nicknamed The Peak, 1005 North Alpine Drive in Beverly Hills hit the market in 2022 for $65 million. It was most recently listed at $39.5 million.

Despite falling short of that initial asking price, it’s still one of the city’s pricier 2026 deals.

It comes in as the third most expensive residential trade this year in Beverly Hills, behind March’s $47 million off-market sale of 1111 Calle Vista Drive. The Calle Vista deal currently tops the city’s residential sales of 2026 and worked out to $4,569 per square foot.

The Peak fans out across about 2.7 acres and touts its own pine forest, meadow and tennis court. It also came with plans drafted by architecture firm SAOTA, which has also done local residential work in Bel Air and the Hollywood Hills. The original marketing materials for the property indicated SAOTA’s plans were for a 20,000-square-foot megamansion.

Property records show the seller of Alpine Drive is a trust tied to Alan Roberts.

Carolwood Estates’ Drew Fenton was the listing agent. Christie’s International Real Estate Southern California’s Brian Schlesinger represented the buyer.

Schlesinger declined through a brokerage spokesperson to comment on his client — as did Fenton’s representative when asked about the deal or the original list price.

This week’s sale adds another notch to Carolwood’s stable of closings in recent years on Alpine Drive.

In December 2024, Fenton was the listing agent on the closing of 984 North Alpine Drive for $33 million, or $5,024 per square foot. The Agency’s Nicholas Sandler and Bennett Hirsch were on the buy side. 

About a year later, Carolwood’s Linda May and Christie’s International Real Estate Southern California’s Aaron Kirman were the listing agents on the $51.8 million sale of 942 North Alpine Drive. Carl Gambino and John Bercsi of the Gambino Group at Compass were the listing agents on the deal, which worked out to $4,209 per square foot.
