Hancock Park mansion Tops Last Week’s Luxury Contracts

The leafy inner-city enclave of Hancock Park was home to the priciest residential contract in Los Angeles County last week.

The mansion at 344 South Hudson Avenue which has a $16.5 million asking price topped all other homes that went into contract — based on a report compiled by Marcy Roth of Douglas Elliman’s Eklund Gomes team. The Eklund Weekly Luxury Report Los Angeles rounds up single-family homes and condominiums listed in the Multiple Listing Service for $4 million or more and lists the top contracts based on asking price.

The nearly 8,500-square-foot home hit the market less than a month before finding a buyer — though as of Monday, the deal was still pending. Roth called this “a reminder that while today’s luxury buyers are highly selective, well-priced properties continue to move quickly.” It last sold in 2015 for $8.6 million, and its current asking price shakes out to $1,959 per square foot.

Aaron Kirman of Christie’s International Real Estate Southern California and Sotheby’s International Realty’s Neyshia Go are both listed as the agents.

The 1926-built home has five bedrooms and features amenities such as tennis court, guest house, library, piano lounge, chef’s kitchen, koi pond, putting green, movie theater, pool and spa.

The Hudson Avenue property was one of 23 signed luxury contracts last week for a total asking volume of $150.3 million. It was a quieter week in terms of asking volume than the week prior which saw $169 million among 19 contracts. Compared to the same week last year, however, contract volume increased by about 15 percent, Roth said.

The second priciest home that went into contract last week was at 6110 Merritt Drive in Malibu. Asking just shy of $10 million, the more than 10,000-square-foot mansion has been on and off the market for close to two years, first asking $21.5 million in November 2024, before taking several price cuts. It’s also alternatively listed for rent for $60,000 per month.

Compass’ Christopher Cortazzo holds the listing for the five-bedroom home which includes a theater, wine cellar, wet bar, a sports court, pool and jacuzzi.
