Bronx apartment building on the block

A six-story multifamily property at 831 Bartholdi Street in the Bronx is on the market with an asking price of $15.75 million. Also known as Stevenson Towers, the block-through elevator building in the Williamsbridge neighborhood has 122 apartments and totals 127,629 square feet. Rents at the property, built in 1973, average $1,204 per month. Matthew Slonim of Besen & Associates is handling the assignment.

Washington Heights buildings for sale

Two contiguous, six-story mixed-use buildings at 1041 and 1057 St. Nicholas Avenue are on the market with an asking price of $14.9 million. The elevator buildings contain 113 residential units and 14 stores, with a combined frontage of 253 feet on St. Nicholas Avenue from 162nd to 163rd streets. The asking price for the 109,377-square-foot property represents a price per square foot of $136, a capitalization rate of 5.5 percent and a gross rent multiple of 8.41. Robert Shapiro, Thomas Donovan and Robert Knakal of Massey Knakal are marketing the properties.

Brooklyn apartment building on the market

A six-story apartment building at 31 Ocean Parkway in Brooklyn is on the market with an asking price of $13.75 million. Located in the borough’s Windsor Terrace neighborhood, the prewar elevator building has 90,000 square feet of space, including 84 residential units. Eighty of the apartments are rent stabilized and four are rent controlled. The property has an additional 18,000 square feet of developable air rights. Eric Anton, Ronald Solarz and Harrison Douglas of Eastern Consolidated are handling the assignment.

UWS multifamily building asking $8M

A five-story apartment building at 242-244 West 103rd Street that was converted from two contiguous brownstones is on the market with an asking price of $8 million. The prewar walk-up property contains 14 rent-stabilized units and seven free-market units. The building lies in an R8B zoning district, with an as-built floor-area ratio of 3.2 and a maximum allowed floor-area ratio of 4. Jeffrey Dyksterhouse and Judy Berke of Prudential Douglas Elliman are handling the sale.

West Village condo package on the market

A package of 12 condominium units at 162-174 Christopher Street is on the market with an asking price of $7 million. The duplex units include six two-bedrooms, five three-bedrooms and one four-bedroom, with a total of 10,000 square feet. Nine of the 12 apartments are occupied, with the average in-place rent amounting to $4,616 per month. Amit Doshi of Besen & Associates is marketing the package.

Queens mixed-use property for sale

A 13,180-square-foot mixed-use building at 36-01 164th Street in Flushing, Queens, is on the market with an asking price of $5.75 million. The prewar property contains nine stores and seven apartments above, including one two-bedroom and six one-bedrooms. The building has 8,640 square feet of retail space and 4,540 square feet of residential space. The asking price for the property, which has an additional 4,010 square feet of developable air rights, amounts to a price per square foot of $436. Marcus & Millichap is handling the sale.

UES mixed-use building on the block

A 4,300-square-foot mixed-use building at 851 Lexington Avenue is on the market with an asking price of $4.7 million. The four-story property, located between East 64th and East 65th streets, sits on a lot that measures 16.6 feet by 80 feet. The first two floors are occupied by retail tenants, and the third and fourth floors consist of residences. Approximately 7,630 square feet of air rights are available. Guthrie Garvin of Massey Knakal is handling the assignment.

Bronx development site for sale

A development site at 1203-1225 Jerome Avenue in the Bronx near the new Yankee Stadium is on the market with an asking price of $3.95 million. The 26,375-square-foot site is located on the northwest corner of Jerome Avenue and East 167th Street, a few blocks from the new ballpark. The site is zoned C8-3, which allows for the construction of approximately 50,750 square feet of commercial space or 164,937 square feet of community facility space. David Simone of Massey Knakal is marketing the property.
