New state law proves a boon to cash-strapped condo associations

Two months after the Florida Distressed Condominium Relief Act was signed into law, condo associations aren’t holding back in cracking down on delinquent unit owners. The law allows condo and homeowners associations to collect rent payments from tenants of owners who are behind on their maintenance fees. If a tenant refuses to pay, he or she can be evicted. At the Hemispheres Condominium Association in Hallandale, around a dozen delinquent owners have arranged for their tenants to send their rent directly to the association. According to Hemispheres property manager Diego Leon, the new law is helping otherwise cash-strapped associations stay financially viable while their members get current on their payments.
