The week in luxury: A map of Miami-Dade’s priciest condo sales

The Miami-Dade County condo market has started climbing its way up from a sleepy start to December, with sales volume growing by roughly $10 million and a handful of units trading above $1 million.

At the top of the pile last week was a $2.2 million deal at the Ocean Four building in Sunny Isles Beach. Unit 2901, which boasts three bedrooms, 3.5 bathrooms and ocean views through floor-to-ceiling windows, fetched $798 per square foot after spending a whopping 569 days on the market. Valentina Wish of Beachfront Realty had the listing.

Second in ranking and $300,000 lower on the list was unit 822 at the W Hotel & Residences in Miami Beach, which brought in $1.9 million after cruising the market for 247 days. The one-bedroom, 1.5-bathroom condo features ceramic floors, modern style and a beachfront balcony. Angelica Garcia of One Sotheby’s International Realty was the listing agent for the unit, which closed at $1,650 per square foot.

And in third place was the $1.35 million sale of unit 22 at L’Hermitage in Coconut Grove. The four-bedroom, 3.5-bathroom villa’s sale equates to $279 per square foot. Jo-Ann Forster of One Sotheby’s International Realty had the listing for the townhouse-style unit, which has wide-blank walnut floors, its own elevator and a two-car garage. It took only 97 days to close.

After those top three trades, the remaining seven units in Miami-Dade’s top 10 condo sales last week ranged from $1.3 million to $820,000.

Miami-Dade had 115 sales last week for $37.3 million, marking a boost in sales volume of 15 units and roughly $10 million from the previous week. Average prices were $324,407 per unit and $243 per square foot.
