Chilean developer lists modern Gables estate for $14M

A Chilean luxury homebuilder just listed a newly built modern home in Coral Gables for $14 million, the Jills announced on Monday.

Condores Capital owns the 7,400-square-foot house at 445 Solano Prado, which is on the market for nearly $1,900 per square foot. It sits on a 25,400-square-foot lot with 171 feet of water frontage, a pool deckand a second-story rooftop terrace, according to Coldwell Banker’s the Jills team, led by Jill Hertzberg and Jill Eber.

Property records show 445 Solano Prado LLC paid $4.8 million, or $190 per square foot, for the lot in 2015. The seven-bedroom home features custom wooden doors from Ecuador, significant natural light, natural stone walls from Spain, Italian walk-in closets, smart home features, high-end fixtures and appliances.

The Solano Prado property fronts the Coral Gables Waterway.

Condores is also building homes in Pinecrest and Gables Estates, according to the release. More information about the developer was not available online. Records show Pablo Allamand of AG Architects & Developers manages the LLC that owns 445 Solano Prado.

Last year, a hedge funder listed his Old Cutler mansion nearby at 480 Solano Prado for just under $9 million, or $908 per square foot, with Douglas Elliman. The newly built home was reduced a couple of months later to just under $8 million.

Big-ticket closings in the area include the $17.2 million sale of the waterfront mansion at 181 Leucadendra Drive in Coral Gables, which breaks down to about $1,400 per square foot. – Katherine Kallergis
